The Biggest Security Challenges Currently Facing Multifamily Communities

Apartment communities are designed to foster connection, convenience, and a sense of home. But they also present unique security challenges. Residents, guests, vendors, delivery drivers, contractors, and prospective tenants all move through the property throughout the day, making it difficult to distinguish routine activity from behavior that poses a genuine threat.

Recent headlines illustrate just how quickly everyday situations can escalate.

In June 2026, Philadelphia-area police increased patrols around an apartment community after residents there experienced a sustained pattern of vehicle thefts and break-ins. According to police, the property saw more than 20 vehicle break-ins and multiple stolen vehicles over the previous year, while residents expressed frustration over repeated incidents and ongoing concerns about safety. The story highlights a challenge facing multifamily communities across North America: when criminal activity becomes persistent, it affects far more than property. It impacts resident confidence, retention, and the reputation of the community itself.

For property owners and managers, security has evolved well beyond simply recording incidents after they occur. Today’s challenges require proactive strategies that can identify suspicious activity early, intervene in real time, and help prevent crimes before they escalate.

Here are five of the most significant security concerns affecting multifamily communities today.

1. Vehicle Crime Is No Longer an Isolated Incident

Parking lots and garages remain among the most vulnerable areas of apartment communities.

Residents often assume their vehicles are protected because they are parked within a gated property or paid parking facility. Unfortunately, criminals increasingly target apartment parking lots because they know dozens or even hundreds of vehicles are concentrated in one location during overnight hours.

The Philadelphia apartment complex highlighted above is not an isolated case. Similar incidents have occurred across North America, including a Virginia apartment complex where police investigated 19 vehicle break-ins inside a parking garage during a single overnight incident.

In many of these cases, surveillance footage helped investigators after the crimes had already occurred, but it did little to prevent them.

This illustrates one of the biggest limitations of passive security systems. Recording evidence is valuable, but it does not interrupt criminal activity in progress.

Live video monitoring changes that equation.

Rather than simply capturing footage, AI-powered analytics can identify suspicious behavior, like individuals moving between parked vehicles, attempting door handles, or lingering in parking garages during overnight hours. Trained monitoring professionals can immediately assess the activity, issue live audible warnings through onsite speakers, and contact law enforcement while providing responding officers with real-time updates.

Many vehicle crimes are crimes of opportunity. When offenders realize they have been detected and know law enforcement has been notified, they frequently abandon the attempt before damage or theft occurs.

2. Package Theft Has Become a Resident Experience Issue

According to SafeWise’s 2026 State of Safety Report, nearly one in three Americans reported experiencing package theft.

The problem extends beyond financial loss. Residents who repeatedly lose packages often blame property management, even when management bears no legal responsibility.

An incident in Bridgeport, Connecticut demonstrates the lengths criminals will go. Two suspects smashed the glass entry door of an apartment building during the middle of the afternoon before stealing packages from the lobby.

Had trained monitoring personnel observed individuals attempting to force entry into the building, operators could have issued an immediate audio warning and contacted police before suspects gained access to the lobby. For example, we successfully deterred a mailroom intruder in a Denver apartment community after ECAM monitoring agents observed an intruder tampering with resident mailboxes.

Instead of documenting what happened, proactive monitoring has the potential to interrupt incidents while they are unfolding.

3. Resident Altercations Can Escalate Without Warning

Not every security incident begins with a criminal entering the property. Some of the most serious situations originate between residents, guests, or unauthorized visitors.

Arguments in parking lots, domestic disputes, disturbances near entrances or amenity spaces, and conflicts involving visitors can escalate rapidly, leaving property staff little time to react. Unlike theft or trespassing, these situations often involve protecting people first and property second.

In June 2026, Houston-area police responded to a shooting at an apartment complex parking lot following an altercation between multiple teenagers. According to investigators, what began as a confrontation escalated into gunfire, leaving one teen hospitalized and two arrested.

While no security solution can prevent every act of violence, early detection can significantly improve response.

A live monitoring operator observing individuals gathering aggressively, pursuing one another across the property, or displaying escalating behavior can immediately notify law enforcement while providing responding officers with continuous updates. If the property is equipped with two-way audio, operators may also be able to issue verbal warnings that help de-escalate situations before violence occurs.

Seconds matter during these incidents. The earlier suspicious behavior is recognized, the greater the opportunity to reduce risk for residents and first responders.

4. Unauthorized Access Creates More Than Security Problems

Apartment communities experience a constant flow of legitimate visitors, contractors, delivery drivers, maintenance personnel, and prospective residents.

That activity is essential to daily operations, but it also creates opportunities for unauthorized individuals to blend in.

Whether someone follows a resident through a controlled entrance, accesses an amenity after hours, or enters the property under false pretenses, unauthorized access often becomes the first step toward larger security issues.

These situations illustrate why simply restricting access is not always enough.

Security systems should also be capable of recognizing when someone is behaving outside the normal pattern of activity.

AI-enabled analytics can detect individuals lingering in secured spaces after hours, entering restricted areas, or moving throughout a property in unusual ways. Combined with live monitoring, these alerts can be reviewed immediately by trained professionals who determine whether intervention is necessary.

In many cases, a live audio announcement informing an individual they have been observed and directing them to leave the property is enough to end the incident before it escalates further.

5. Property Managers Need Security That Prevents Incidents, Not Just Documents Them

Perhaps the biggest challenge facing multifamily operators today is balancing increasing security expectations with rising operating costs.

Residents expect their communities to feel safe around the clock. Property owners must manage growing insurance premiums, staffing shortages, and tighter operating budgets while maintaining occupancy and resident satisfaction.

At the same time, crime has become more organized and more opportunistic.

According to the National Multifamily Housing Council’s 2025 Renter Preferences Survey, safety consistently ranks among the most important factors residents consider when choosing where to live, alongside affordability and location.

Yet many communities still rely primarily on passive surveillance systems that serve one purpose: documenting incidents after they have already occurred.

That reactive approach often creates additional work for onsite teams. Leasing staff and property managers spend valuable time reviewing footage, responding to resident complaints, coordinating with law enforcement, and managing insurance claims rather than preventing those incidents in the first place.

Proactive security shifts that model.

Rather than waiting for someone to report suspicious activity, live monitoring continuously watches over key areas of the property, allowing trained operators to identify unusual behavior, verify threats, and initiate the appropriate response in real time.

For property owners, the benefits extend beyond crime prevention.
