Commercial buildings are undergoing one of the most significant transformations in decades.

Driven by rising energy costs, sustainability goals, aging infrastructure, and growing demand for energy independence, facility owners are investing heavily in building electrification. Heat pumps, high-efficiency HVAC systems, battery storage, electric vehicle charging infrastructure, smart building technologies, and building automation systems are rapidly replacing older mechanical systems, fundamentally changing how commercial properties consume and manage energy.

A recent article from Facilities Dive highlights this momentum. As policymakers increasingly focus on energy affordability, industry groups are promoting heat pumps as an important solution for reducing long-term operating costs while improving building efficiency. Supporters argue that modern heat pump technology can lower energy consumption, reduce emissions, and help property owners better manage utility expenses as demand on the electrical grid continues to grow.

While most of the conversation has focused on energy savings and sustainability, another important consideration often receives far less attention: as buildings become more electrified, the infrastructure that supports them becomes increasingly valuable and more attractive to criminals.

The New Critical Assets Inside Commercial Buildings

For decades, commercial property security strategies were built around protecting the people who occupied a building and the assets within it. Security programs focused on safeguarding employees, preventing theft of office equipment, controlling access to tenant spaces, and reducing the risk of vandalism or after-hours break-ins. While these priorities remain essential, the value of today’s commercial properties extends far beyond traditional physical assets.

Modern buildings are increasingly powered by sophisticated energy infrastructure that is just as critical to day-to-day operations as the people working inside. High-efficiency HVAC systems, heat pumps, electrical switchgear, battery energy storage systems, backup power equipment, EV charging infrastructure, and intelligent building controls now represent significant capital investments that keep facilities operational, efficient, and resilient across a commercial property portfolio.

Unlike traditional office furniture or computer equipment, many of these assets are located outdoors, inside mechanical yards, on rooftops, or within utility rooms that receive relatively little day-to-day oversight.

That visibility challenge creates opportunity.

Copper Theft Is No Longer Just a Utility Problem

One of the less discussed consequences of building electrification is the growing demand for copper, a material that serves as the backbone of modern electrical infrastructure. As commercial properties invest in heat pumps, electrical service upgrades, EV charging stations, high-efficiency HVAC systems, battery storage, and other energy technologies, the amount of copper integrated into a single facility continues to increase. These systems depend on extensive copper wiring, coils, conductors, and electrical components to operate reliably and efficiently.

Unfortunately, the same factors that make copper indispensable to modern buildings also make it an attractive target for theft.

According to the U.S. Department of Energy, copper theft continues to threaten utility infrastructure nationwide, causing service disruptions, costly repairs, and significant public safety concerns.

While these incidents have historically been associated with electrical substations and utility providers, the risk has expanded well beyond the energy sector. As commercial buildings become more electrified, they are increasingly housing the same types of high-value materials and equipment that have long attracted organized theft.

Commercial facilities now face many of the same vulnerabilities. Outdoor air conditioning units are routinely targeted for their copper coils, rooftop HVAC systems are damaged or dismantled to access valuable components, and electrical rooms containing wiring and switchgear have become attractive targets for unauthorized entry.

What once primarily affected utilities has expanded into commercial real estate.

Security Risks Continue Long After Construction Ends

During construction, newly installed electrical wiring and mechanical equipment are particularly vulnerable before a building is fully occupied, often resulting in costly delays and additional labor to replace stolen materials before work can continue. However, construction isn’t the only period where risk is elevated.

One of the greatest challenges associated with modern building infrastructure is that many of these critical systems operate outside the areas that receive regular human activity or oversight. Heat pumps, rooftop mechanical equipment, electrical switchgear, battery energy storage systems, and other utility assets are often installed in locations designed for operational efficiency rather than visibility. Rooftops, mechanical yards, electrical enclosures, and service corridors may go for hours, or even days, without anyone noticing suspicious activity.

Criminals are aware of this reality. These areas are often perceived as low-risk targets because they are isolated from occupied office spaces and receive relatively little day-to-day observation. A person accessing a rooftop mechanical unit after hours or entering a fenced utility yard may have ample time to vandalize equipment or remove valuable components before anyone realizes something is wrong.

The operational impact of these incidents can be substantial, even when the initial damage appears relatively minor. A vandalized condenser unit or damaged heat pump can leave an entire tenant floor without heating or cooling, disrupting employee productivity and creating uncomfortable or even unsafe working conditions. The theft of copper wiring or electrical components may take critical building systems offline for days while replacement materials are sourced and repairs are completed. Damage to switchgear, transformers, or other electrical infrastructure can require specialized contractors, expensive emergency service calls, and lengthy restoration efforts that affect multiple tenants simultaneously.

Perhaps most importantly, the financial cost of these incidents is rarely limited to the stolen equipment itself. Property owners may face business interruptions, tenant complaints, lost productivity, insurance claims, and reputational damage, all while coordinating repairs to restore normal operations. In many cases, the indirect costs of downtime and operational disruption far exceed the value of the materials that were taken.

As commercial buildings become increasingly dependent on advanced electrical and mechanical infrastructure, protecting these often-overlooked assets is becoming a critical component of business continuity. Ensuring that vital systems remain operational requires more than physical barriers or periodic inspections. It requires continuous awareness of the areas where these assets are most vulnerable and the ability to identify suspicious activity before a minor act of vandalism becomes a major operational disruption.

Facilities Are Becoming Operational Ecosystems

Building electrification is also increasing operational complexity.

Facility managers are now responsible for coordinating:

Distinguishing legitimate maintenance activity from suspicious behavior becomes increasingly difficult.

Why Passive Security Falls Short

Traditional surveillance systems continue to play an important role in documenting incidents and supporting investigations, but recorded footage alone offers little protection once damage has already occurred. By the time property managers review video evidence, the opportunity to prevent the incident has passed. A vandalized rooftop HVAC unit may not be discovered until employees arrive the next morning, missing copper wiring may only come to light after a building system fails over the weekend, and electrical equipment may already be damaged beyond immediate repair before anyone realizes unauthorized activity took place.

For facilities that rely on complex mechanical and electrical infrastructure, these delays can have far-reaching operational and financial consequences. What begins as the theft of a few pounds of copper or the vandalism of a single piece of equipment can quickly escalate into a much larger disruption. Heating and cooling systems may be taken offline, electrical service may be interrupted, tenants may be forced to alter business operations, and facility teams must divert time and resources to coordinating emergency repairs. In addition to replacement costs, organizations often face contractor callout fees, insurance claims, equipment lead times, tenant communications, and the administrative burden of restoring normal operations as quickly as possible.

The true cost of these incidents is measured not only in damaged equipment but also in lost productivity, interrupted business continuity, and diminished confidence among tenants who expect building systems to operate reliably. In many cases, the operational disruption and associated downtime far exceed the value of the materials that were stolen or the equipment that was damaged.

This is why a growing number of facility owners and property managers are shifting their focus from reactive investigations to proactive intervention. While recorded video remains an important evidentiary tool, the greatest value comes from identifying suspicious activity before damage occurs. Early detection provides an opportunity to intervene while a potential threat is still developing, helping to protect critical infrastructure, avoid costly downtime, and preserve the uninterrupted operation of the building. When it comes to high-value mechanical and electrical assets, preventing an incident will almost always deliver greater value than documenting it after the fact.

A Proactive Layer of Protection

This is where live video monitoring changes the equation.

By combining AI-powered video analytics with trained monitoring professionals, facility owners gain continuous oversight of vulnerable infrastructure.

Rather than relying solely on motion alerts or recorded footage, operators can evaluate suspicious activity in context.

If someone enters a restricted mechanical yard after hours, monitoring personnel can determine whether the activity appears legitimate.

If necessary, they can:

The next generation of commercial buildings will be defined by intelligence, connectivity, and efficiency. As organizations continue investing in building electrification, smart building technologies, energy management systems, battery storage, and advanced HVAC solutions, commercial properties are becoming increasingly sophisticated operational environments. These innovations promise significant benefits, including lower energy costs, improved sustainability, greater resilience, and enhanced tenant experiences.

At the same time, they are fundamentally changing the role of facility management.

Maintaining a modern commercial property is no longer limited to ensuring that mechanical systems function properly or responding when equipment fails. Facility teams are now responsible for overseeing complex networks of interconnected infrastructure that support nearly every aspect of building operations. As these systems become more advanced and more valuable, protecting them from theft, vandalism, unauthorized access, and operational disruption becomes just as important as maintaining their performance.

This shift requires organizations to think differently about security. Rather than treating it as a separate operational function or a cost center focused primarily on protecting occupants and physical assets, security should be viewed as an essential component of the overall lifecycle management of critical infrastructure. Every investment in energy modernization, whether it involves installing heat pumps, upgrading electrical service, deploying battery energy storage, or expanding EV charging capabilities, represents a long-term operational asset that deserves continuous protection from the day it is installed.

After all, the return on these investments depends on more than improved efficiency or lower utility costs. Their value is realized only when they remain operational, reliable, and available to support the people and businesses that depend on them. A single act of vandalism, equipment theft, or unauthorized access can quickly undermine the operational and financial benefits these systems were designed to deliver.

The commercial buildings that will be best positioned for the future are those that recognize security and operational resilience as complementary priorities rather than separate initiatives. As energy infrastructure becomes more intelligent, interconnected, and indispensable to daily operations, protecting that infrastructure will become just as critical as designing, installing, and maintaining it. Organizations that embrace this broader view of security will be better equipped to safeguard their investments, minimize disruptions, and ensure their buildings continue delivering value for years to come.
